Responsibilities
I take my responsibilities representing you as a buyer’s agent in a real estate transaction very seriously. Here are several of my key responsibilities:
- Client Consultation:
We will have a buyer consultation meeting which allows me to understand your preferences, budget, and specific requirements to assure we are only looking for properties that we can afford and meet our specific criteria.
- Property Search:
I will be actively searching for suitable homes based on your criteria, utilizing resources like MLS databases, personal networks, and market knowledge.
- Showings and Tours:
When we narrow down our search to a few properties, I will schedule and facilitate property showings, providing insights into each property’s features and helping you assess its suitability.
- Market Analysis:
After we decide on a property to pursue, I will conduct a thorough analysis of the real estate market in the area , advising you on current closings, pricing, and potential negotiation strategies.
- Paperwork and Documentation:
After negotiations to arrive at a purchase price, I will handle the preparation and submission of all necessary documents, contracts, and disclosures required for the transaction. The way we present the offer can be the difference in winning or losing.
- Coordinate with Professionals:
Once under contract, I will collaborate with other professionals involved in the transaction, such as mortgage brokers, inspectors, and title companies, to ensure everything gets done and we have a smooth process.
- Guidance Through Contingencies:
After completing steps, such as the inspection and appraisal, we could find ourselves needing to renegotiate the terms of our contract. I will help you navigate low appraisals and inspections requests, while ensuring the transaction adheres to all legal requirements and regulations.
- Post-Closing Assistance:
I will arrange a final walk-through to make sure everything is up to our standards. After closing, I will be there to assist with key details like key handovers, utility transfers, and any other post-purchase items.
