Closing

Once the negotiations are completed and we are officially under contract, there are several important steps we need to take to assure we have the best opportunity to close on time:

  • Coordinate Inspections:

I will facilitate the necessary property inspections and ensure that we are satisfied with the results. When contingencies arise from the inspection, such as repairs and permits, I will work with the listing agent/seller to come to a fair agreement.

  • Finalize Financing Details:

I only request my clients complete one job and that is to make sure your lender has all the documents he needs to approve your loan on time. With your approval, I will coordinate with the lender to make sure we have everything we need to meet all the requirements for a successful closing.

  • Review Closing Documents:

We will go over the many documents and addendums to make sure they are correct and you understand everything. I will work closely with the title company, lender, and other relevant parties to ensure a smooth and timely process.

  • Closing Guidance:

We will arrange a final walk-through to verify that the property is in the agreed-upon condition before closing. Also, I will review the closing statement (HUD) ensuring the buyer’s side is correct and offer guidance to the buyer post-closing, including details about key handovers, utility transfers, and any other necessary information for a seamless transition into the new home.
