Making the Offer

Presenting the Offer:

There are several crucial steps to consider when making an offer on a new home:

  • Market Analysis:

We will conduct a comprehensive analysis of comparable sales and current market conditions to help determine a competitive, yet reasonable offer. We will discuss the different factors that can determine if an offer is accepted or rejected.

  • Prepare a Comprehensive Offer Package:

We will compile a well-organized offer package which includes all the necessary documents, disclosures and addendums which are required to get an offer accepted. I will ensure that all aspects of the offer comply with the legal requirements and contractual obligations, providing guidance on any necessary adjustments. I will then call and clearly articulate the terms of our offer to the listing agent/seller, including the proposed purchase price, due diligence fee, earnest money deposit, desired contingencies, and any specific conditions outlined by the buyer.

  • Maintain Professionalism and Open Communication:

I will develop a professional and positive relationship with the listing/seller’s agent to facilitate smooth negotiations. If needed, I will offer insights into market conditions, recent comparable sales, and any factors that support our offer. This will help the listing agent /seller understand the rationale behind the proposed terms. We will be prepared for potential counteroffers and discuss our options as they arise. I will promptly respond to inquiries, provide updates on the negotiation process, and address any concerns to maintain a constructive dialogue throughout the transaction.
