Post Contract Items
After going under contract on a house, there are many items and deadlines that must be met. I will take control and make sure everything is handled. Here are a few of the tasks:
- Monitor Inspections:
We will review any inspection reports submitted by the buyer and address any issues, along with possible solutions. I always try to attend all inspections to be well informed.
- Communication with Lender:
I will stay in touch with the buyer’s lender to make sure all financing requirements are met. Secure homeowners insurance to have coverage in place before the closing date.
- Complete Contingencies:
We will fulfill any contingencies outlined in the contract, such as appraisal and financing contingencies, within the specified timelines. For example, if the appraisal were to come in low, it could potentially lead to renegotiations between you and the buyer, or requiring the buyer to cover the appraisal shortfall.
- Conduct a Final Walkthrough:
Prior to closing, we will perform a final walkthrough to confirm the property’s condition and ensure any agreed-upon repairs have been completed satisfactorily
